VIDEO: The Damage By Keys Property Management
The following is the actual doorbell video of a Keys Property Management employee damaging the front door, window, window sill and floor of my condo.
In this video you will see him approach and inspect a "EXIT" sign outside of my condo. He gets a ladder and disassembles the "EXIT" sign enclosure.
He inspects the inside and sees it is full of debris and contaminants. Rather than reseal the enclosure to get a bucket or tarp to catch this gunk, he
he just shakes it all over the place. Reassembles the sign enclosure and leaves. The mess is all over the floor. He never comes back. Watch the clean part of the floor next to the ladder and door mat.

VIDEO: Packup and Leave The Mess
He looks at the mess he just created. Folds the ladder and walks off. Never to return.

PICTURES: Window, Window Sill, Floor
The following depicts the "gunk". A combination of grease, rodent feces, glue, mold and dirt. Potentially detrimental to causing occlusions on the mylar film of hurricane/impact glass.

NEXT: Report The Problem Via Their Maintenance Portal
The following depicts a screen shot of their mainenance portal. This is to be used by home owners to notify the Keys Property Management of issues requiring maintenance.

VIDEO: Meeting With Keys Management
The portal request was ignored. So I notified the HOA, who met with the Keys Management

VIDEO: 2 Weeks Later, Yep Still a Mess
Keys Management checks on it 2 weeks later. Yep, it is still there. Yep, still a mess.

They Get Served
They are still refusing to correct the problem. I go down to the County Clerk and file a lawsuit. Within 4 hours of them being served, they found time to fix the problem. They follow up with an email apologizing, stating it should have been done sooner and request I file a dismissal. I got the distinct impression they had been thru this before.

I sent them an email back saying I would dismiss the lawsuit providing they pay the court costs, about $236. They refused. Apparently, they are going to claim that the window, window sill and door are "common" areas. Though the HOA documents clearly state that "common elements" are not included within a condo unit. As clearly seen in the photographs the window is attached to a wall stud and can only be replaced from the inside of the condo. Same for the door and window sill. Their legal suggestion that this "common" property exists everywhere and excuses them from any negligence, legalizes vandalism and negates my 14th amendment right to a court opinion is absurd. I do not believe any prosecutor in the state would agree there is a form or statute that legalizes extreme negligence or vandalism. Since I have already paid the legal fees and Keys Property Management will not reimburse me (despite evidence, their admission, and apology) I have no incentive to drop the case. I might as well present it to the judge, get a court's opinion and see.
